​As we are still working through the implications for Adelaide Hills Council from the new PlanSA system some of the information on these pages may not be relevant to you. Council's Development Application Register is an up-to-date source of all development applications lodged with Council.

To notify Council of a Development Stage:

  • This affects every parcel of land in the Adelaide Hills Council area. Zoning and/or policies for development are changing and the new rule book to replace Council's current Development Plan will be known as the Planning and Design Code.
  • The Planning, Development and Infrastructure Act 2016 will replace the existing Development Act 1993 and Regulations 2018. 
  • From 19 March 2021, all development applications will be required to be lodged via the State Government's PlanSA portal. If you don't currently have a PlanSA application number you can complete an online form here.

The Development Act 1993 requires that no development can be undertaken unless it has the approval of the relevant authority, which in most cases is your local council. This means that any construction, alteration, addition to or demolition of a building or structure, a change in that current use of land, or anything that modifies a designated heritage item constitutes "development" as defined in the Development Act 1993 and therefore requires formal development approval.

In April 2017 the Planning, Development and Infrastructure Act 2016 came into effect. The Act is being implemented in stages over a four year period. To keep up to date with the rollout, please visit the SA Planning Portal.
